Understand What Is Important

What you need and want in a home is unique. Sit down and create a list of size needs, location options, and what key feature that are important to you.

Discover

Spend a Saturday or evening and visit sales centres, show homes and open houses you previously researched. Bring your list to ensure what’s available matches what you want in your home.

Take Account of Your Total Costs

Review the total purchase price of your home and consider your additional costs, including; taxes, legal fees, moving costs, furnishings, optional features and upgrades. Ongoing costs should also be considered, including; property taxes, insurance, condo fees, cable, telephone and other applicable services.

Choose the Home for You

Once you have chosen your new home, you will be asked to make a reservation. This reservation often require you to submit a cheque (not cashed until your firm contract) of a pre-determined amount to ensure no one else purchases your unit. Please note, your reservation does not guarantee the final purchase price. You will be provided with All the information you need will be provided to you before you write a firm contract.

Signing the Contract

When you make a reservation, you should also make an appointment to write a firm contract with your sales associate. If there are any terms, clauses, conditions or other information that is unclear, ask the sales associate to clarify before you sign the firm contract. At this point, you will provide your down payment and mortgage approval.

Connect with Your HomeBuilder

Your homebuilder should provide you with regular updates of the construction and progress of your new home. You will be contacted directly when you are required to make design selections and at least 35 days before your possession date.
Safety regulations do not allow access on the construction site to homebuyers. If you have any questions about your new home, feel free to contact your sales associate.

Homecare

A quality control walk-through will take place before you take possession of your home to ensure that any required touch-ups are noted and taken care of in a timely manner. After this point, your primary contact is with the Warranty and Customer Service Representatives. You will schedule a move-in date with your sales associate so you start enjoying your new home. Warranty and Customer Service Representatives are available to ensure your new home is up to your standards and well maintained. Walk-throughs and regular service calls are scheduled in the first year. Please keep important contact numbers and documentation easily accessible, and understand the warranty program for your home.
