Product Coordinator 
StreetSide Developments is the award-winning multi-family division of Qualico, one of the largest fully integrated real estate companies in western Canada, and we are seeking a talented full-time Product Coordinator to join our Operations Team.

About the role:

Reporting to the Development Manager, your primary role will be to ensure that product and design related records, instruction and information are correct, on budget, complete and in the right place at the right time by providing record keeping, research and diligent communication to key stakeholders.

  • Coordinate with suppliers and interior design consultants to ensure product continuity (materials, details, themes, etc.) and establish interior design concepts.
  • Assist Estimating through efficient, timely and budget-conscious selections that balance the cost requirements of projects with competitive sustainability.
  • Assist selections through initializing the Master Palette selections for each project, providing product information and home plan allocations of all selections and providing oversight on all projects as required.
  • Collect and organize samples of various finishes and materials from our suppliers.
  • Identify opportunities for the use of new products/materials as more environmentally sustainable alternatives and solutions.
  • Prepare binders for homeowner selections, upgrades, and cut sheets. (for construction & sales team processes).
  • Synthesize and integrate the findings of market research into the development of new products or refinement of existing ones.
  • Coordinate with sales team and estimating department regarding pricing for additional upgrades.
  • Ensure that we deliver a quality product without defect to the home owner.

Experience required:

  • An organized approach to working on multiple tasks and projects at one time.
  • 3 – 5 years as a Product Coordinator or in a similar role.
  • Experience in the home building industry will be considered an asset.
  • Proficient knowledge and experience with computers: Microsoft Outlook, Excel, Word.
  • Strong ability to multi-task.
  • Attention to detail and the ability to work under deadlines.
  • Excellent communication skills both verbal and written.
  • Self-motivated while also showing a high affinity and potential for continued learning and growth.

Site Supervisor 
StreetSide Developments is the award-winning multi-family division of Qualico, one of the largest fully integrated real estate companies in western Canada, and we are seeking a talented full-time Site Supervisor to join our Construction Team.

About the role:

Reporting to the Construction Manager, the Site Supervisor will organize and direct all on-site construction activities with the aim of safely and efficiently building high quality homes.

More specifically, the role will include, but not be limited to:

  • Oversee and manage overall day-to-day operations on the site.
  • Prepare, monitor and administer project schedules in collaboration with the Project Manager and Construction Manager.
  • Provide day-to-day supervision, coaching and training to employees who report directly to you.
  • Personally perform safety inspections (including safety walk-throughs) and take or direct corrective actions if needed.
  • Establish and enforce site-wide quality assurance procedures.
  • Make on-site decisions to resolve discrepancies or unexpected as-built changes.
  • Schedule and book the activities of sub trades.
  • Assist trades in problem-solving.
  • Order building inspections and follow-up with any issues.
  • Organize and coordinate pickups/deliveries of material and equipment.
  • Inspect unit to ensure it meets company standards.
  • Ensure proper flow of transaction-related paperwork to and from the site (change orders, packing slips, receipts, invoices, etc.).
  • Initiate field Purchase Orders as required
  • As requested, assist Project Manager in preparation of “Monthly Project Construction Cost-to-Complete Reports” for review by Construction Manager and General Manager.
  • Ensure that we deliver a quality product without defect to the home owner.
  • Treat customers with courtesy and respect at all times.

Experience required:

  • A high school diploma or equivalent is required.
  • Minimum of 5 years of experience in residential construction will be essential.
  • Knowledge of the Alberta Standard Building Codes will be required.
  • Basic understanding of MS Office (Outlook, Excel, Word).
  • Strong ability to multi-task.
  • Attention to detail and the ability to work under deadlines.
  • Excellent communication skills both verbal and written.
  • Reliable vehicle is required as work may vary by location.
  • Must have a clean Drivers Abstract.

Ideally, you will have a background in the new homes industry with a proven sales track record.

More specifically, the role will include, but not be limited to:

  • Overseeing the entire sales process including achieving targeted sales goals.
  • Complete familiarity with the products, programs, community demographics and amenities for your project.
  • Qualify prospects and maintain meticulous records of every prospect and homeowner in your Client Relationship Management System.
  • Participating in regular meetings, seminars, and ongoing sales training.
  • Maintaining a high level of customer experience throughout the sales process including setting clear expectations for your customers.
  • Conduct sales presentations for prospective customers. Follow up with phone calls and e-mails. Prepare home purchase agreements. Assist with financing, if necessary.
  • Be available as a point of contact during the entire sales, construction, and service and warranty process.
  • Maintain visual excellence of on-site Sales Centers and Show homes.
  • Plan and assist in coordinating and executing special events in conjunction with the Marketing Department.
  • Maintain accuracy and flow of all the required paperwork and legal documentation between the Sales Team and Head Office.
