Project Manager 
StreetSide Developments is the multi-family division of Qualico, one of the largest fully integrated real estate companies in western Canada, and we are seeking a Project Manager to join our team.

Reporting to the Operations Manager, the Project Manager will manage our multi-family residential projects, in conjunction with our Development Manager, Estimating team and project support staff.

Key Accountabilities:

  • Development of a project plan, budget and project schedule.
  • Assisting in the selection of project consultants and help coordinating design of the project in line with the project budget.
  • Managing and coordinating of internal and external stakeholders meetings.
  • Assisting with interior selections, project specifications and the production of monthly reporting requirements.
  • Managing processes and working with other departments to ensure a successful project sales launch. Coordinating the preparation of working and detailed construction documents.
  • Assisting with the tendering process, conducting tender reviews and managing the project budget.
  • Collaborating with construction department in the monitoring of schedules, contracts, change orders, RFI’s, etc.
  • Collaborating with cost controller to identify and mitigate cost overruns.

Education & Qualifications:

  • Degree in Construction Management or PMP accreditation is an advantage.
  • Minimum 4 years’ experience as a residential multi-family project manager or development manager is an asset.
  • Proficient knowledge and experience with technology (MS Project, Office, etc.).
  • An organized approach to working on multiple tasks and projects at one time.
  • Attention to detail and the ability to work professionally with others.
  • A proven leader and driven self-starter who understands the needs and constraints of large
    and often complex projects.

Accounts Payable Coordinator 
StreetSide Developments is the multi-family division of Qualico, one of the largest fully integrated real estate companies in western Canada, and we are seeking an Accounts Payable Coordinator to join our team.

Reporting to the Project Cost Control Manager, the Accounts Payable Coordinator will help ensure that we get what we pay for, and pay for what we get.

Key Accountabilities:

  • Assist in the processing of invoices.
  • Process incoming invoices and payables regarding overhead/utilities, development or marketing expenditures.
  • Perform general accounts payable data and journal entries.
  • Answer inquiries from vendors with respect to payment status.
  • Review credits, refunds, and adjustment from vendors, and apply the necessary updates to financial records.
  • Participate in internal training and external learning opportunities, as available.
  • Participate in sunset review of the project upon completion to uncover opportunities for improvement.

Education & Qualifications:

  • Five to ten years’ experience as an Accounts Payable Clerk or Accounting Coordinator.
  • Proficient knowledge and experience with technology (MS Project, Office, etc.).
  • An organized approach to working on multiple tasks and projects at one time.
  • A self-starter as this role entails working on your own at times.
  • Attention to detail and the ability to work professionally with others.

Sales Associate 
StreetSide Developments is the multi-family division of Qualico, one of the largest fully integrated real estate companies in western Canada, and we are seeking a Sales Associate to join our team.

Reporting to the Sales Manager, your primary role will be to ensure that product and design related records, instruction and information are correct, complete and in the right place at the right time by providing research, record keeping and analysis of market trends.

Key Accountabilities:

  • Assist the Area Manager in the sales process including achieving targeted sales goals.
  • Complete familiarity with the products, programs, community demographics and amenities for your project.
  • Qualify prospects and maintain meticulous records of every prospect and homeowner in the Client Relationship Management System.
  • Participate in regular meetings, seminars, and ongoing sales training.
  • Maintain a high level of customer experience throughout the sales process including setting clear expectations for your customers.
  • Conduct sales presentations for prospective customers. Follow up with phone calls and e-mails. Prepare home purchase agreements. Assist with financing, if necessary.
  • Be available as a point of contact during the entire sales, construction, and service and warranty process.
  • Maintain visual excellence of on-site Sales Centers and Show homes.
  • Along with the Area Manager, plan and assist in coordinating and executing special events in conjunction with the Marketing Department.
  • Maintain accuracy and flow of all the required paperwork and legal documentation between the Sales Team and Head Office.

Education & Qualifications:

  • 2-3 years sales experience (preferably in the housing industry and the multi-family development sector or a closely aligned industry).
  • Post-secondary diploma an asset.
  • Proficient knowledge and experience with computers: Microsoft Outlook, Excel, Word.
  • Strong ability to multi-task.
  • Attention to detail and the ability to work under deadlines.
  • Excellent communication skills both verbal and written.
  • Self-motivated while also showing a high affinity and potential for continued learning and growth.

Construction Coordinator 
StreetSide Developments is the multi-family division of Qualico, one of the largest fully integrated real estate companies in western Canada, and we are seeking a Construction Coordinator to join our team.

Reporting to the Construction Manager, your primary role will be to ensure that construction-related records, instruction and information are correct, complete and in the right place at the right time.

Key Accountabilities:

  • Provide general administrative support to the construction team.
  • Collect, record and forward safety-related and WCB reports and documents.
  • Maintain a record of approved drawings and distribute them to the appropriate parties.
  • Process and distribute upgrade selections to trades and site staff.
  • Attend site meetings and take minutes – distribute to trades and site staff.
  • Take minutes at in-office Construction meetings.
  • In collaboration with the Project Coordinator schedule homeowner pre-occupancy walkthrough and possession times.
  • Assist with the assembly of contract packages for the Project Coordinator to review and issue.
  • In collaboration with Estimating and Sales record & maintain selections for units in the Homeowner specifications document. Communicate any such changes with all appropriate teams.
  • Record any changes in the standard specifications for home units and communicate such changes to sales and construction departments.
  • Ensure that proper records of issued PO’s vs. received invoices are maintained.
  • Log all incoming invoices against PO’s and assemble invoice review package for the appropriate Managers approval.
  • Assist with the preparation of binders for homeowner’s selections, upgrades, and cut sheets as required.
  • Treat customers with courtesy and respect at all times.

Education & Qualifications:

  • An organized approach to working on multiple tasks and projects at one time.
  • 2-3 years as a construction coordinator or administrator.
  • Proficient knowledge and experience with computers: Microsoft Outlook, Excel, Word.
  • Strong ability to multi-task.
  • Attention to detail and the ability to work under deadlines.
  • Excellent communication skills both verbal and written.
